No matter whether you are in the process of trying to sell your home, or you simply want to give your house a bit of a makeover, kerb appeal is something you should certainly focus on. However, it’s something we tend to overlook. We focus on the inside of our house because this is where we spend most of our time. Nonetheless, the exterior of your house is going to be the first thing people see when they approach your property. It sets the tone for the rest of your home, and so it is arguably one of the most important elements of your property. Not only this, but when selling your house, you want it to stand out from the other homes in the area, and boosting your kerb appeal is one of the best ways to do this. But, how do you go about it? Don’t let your neighbours ruin your kerb appeal – Let’s deal with those pesky neighbours first and foremost. There is nothing more frustrating than putting so much effort into your own home only for the house next door to ruin it. Nevertheless, this can easily go south if you do not do it correctly. Plaques with pictures, such as trees and birds, can be a bit OTT and they do not do any justice to the front of your property. You should also stay away from badly painted names and wonky numerals. This may sound obvious, but you would be surprised by how many houses are adorned in this manner.

Lighting is vital – Last but not least, another way to improve your home and your kerb appeal is to get the lighting right. You need to place lighting at either side of your front door, which will add symmetry. It’s also a good idea to incorporate different styles of lighting throughout your gardening, ensuring they are at the most critical points. For example, you could have lighting that turns on automatically when someone approaches the pathway to your front door. This creates a much more welcome entry to your property. Plus, the last thing you want is for someone viewing your house to fall over on his or her way to your front door because it is so poorly lit. This is never a good look!

There’s a flood of emotions that takeover your mind when you come back to find that your home has been broken into. That’s an important note to make too. It’s very rare to experience a break-in when you’re inside the property. It’s far more likely that you’ve been away on holiday in town or somewhere else when a break-in occurred. As such, you could come back to a door ripped off its hinges, a window smashed or perhaps…nothing. That’s right, as scary as it sounds, a skilled robber can break into your home and make it look like no has been there at all. I’ve mentioned that you could take the kids to their school in their city as you commute to your current job, but that might not be possible. It all depends on how far away from the city you want to be! Not only that, though, but your commute will depend on how you want to travel to work. If it isn’t too far, you could drive to work. But you should bear in mind that there might be hundreds of other people commuting into the city on a daily basis, and that could result in extremely busy roads. You might end up in traffic jams on each leg of your journey which could add on some considerable time to your commute. That could really frustrate and anger you! If you’d rather not drive, you could always see about commuting by train or by bus. But then this means you have to rely on public transport which isn’t always that reliable! Once you move to a village, you will need to try and make some connections and get to know people so that you can have some friends living nearby. This will also help you settle in as well as making new friends in the village can help you feel a part of the close-knit community. Unfortunately, though, this isn’t always quite as easy as it might sound. People won’t come to you usually, you will need to get out there and put yourself in situations that make it easy to meet people. For instance, most villages have regular events like fairs and dances. You should attend these as often as you can with your whole family. You can then introduce yourself to the other villages and, over time, you will get to know more people and will make some very good friends. It’s also worth trying to get onto any committees and organizational boards that are in the village as this will also help you get to know more friendly faces.

Lots of people move to the country because the price of property is a lot cheaper compared to houses and apartments that are in the city. And this is usually true – if you want a regular family size home, then you will find the cost in rural areas can be slightly cheaper. But that is often because the property isn’t always up to scratch. Most homes out in the country are old and fairly dated, which means they often come with a lot of issues and problems. With homeownership comes responsibility. This is the stuff of adulthood. If you live alone, the burden falls solely on you. But, even if you share with a partner, or have a family, there are things you need to tackle. In fact, having kids can only increase that sense of responsibility. After all, it’s down to you to keep the roof over their heads.

The most obvious things you’ll need to consider are the bills and mortgage payments. After all, without sorting those each month, you won’t have a home to protect. But, once those essentials are dealt with, there are plenty of other things to think about.

You will, of course, need to ensure the house is in top condition. This includes repairs and maintenance which every homeowner should take time for. Failure to do so could cause issues down the line. You need to think, too, about locking the house for safety. There’s no one behind you now, checking that you remembered to do it. So, most homeowners get into the habit of double checking the doors before they leave.

But, all our efforts to keep our homes safe don’t always work out the way we would like. Some things are out of our control and, as the head of the household, you’ll likely be the one who has to deal with such issues. Often, these things come to the fore during the night, or in the morning when you wake up. These are times, after all, when you can’t keep an eye on everything that’s happening.

Anyone who’s had a home on their shoulders will know the feeling of waking up and finding something’s wrong. It’s a sure way to shake off the sleep, that’s for sure. And, while you can never prepare for such eventualities, you can at least make yourself aware of what you might wake up to. Read on to find out some of the most common issues.

This is top of the list because it’s probably the most common nightmare fear for the majority of homeowners. If you live alone, it’s likely you worry about this fairly often. But, even when you have a family around you, this can be a concern. You can ease that in a significant way by installing burglar alarms which connect straight to the police. But, even with these in place, you may have to wait for a response.

It’s important to note that every house has its bumps and creeks. It could be the heating kicking in, or the door frames contracting in the heat. In fact, the majority of the bumps you will hear in the night are likely to have innocent causes. Get to know the sounds of your home so that you’re not jumping up each time something happens. Sometimes, though, that much-dreaded bump does happen. And, when it does, it can be hard to know the best plan of action.

Your first thought may be to investigate, and that makes sense. After all, you don’t want to call the police because a pan fell off the draining board. But, rushing downstairs could put you at risk. Instead, listen further. If there are no more sounds, it probably wasn’t anything serious. If you hear more, try to get closer, but remain a safe distance away. Standing at the top of the stairs, for example, will ensure you can hear an intruder. It’s also worth keeping a phone next to your bed. Nighttime knocks on the door are rarely a good thing. Anyone who has experienced them will know the heart-pounding fear of being woken in this way. But, before you open the door to anyone at nighttime, it’s essential you know who they are. Speak to them through the letterbox. Ask for identification before you even think about letting them into your home. If you live alone, it may also be worth letting a loved one know you’ve got unexpected company. Strange as it seems, this communication could help you if these people aren’t who they say they are.

Of course, it isn’t all about the things which wake you up in the night. Waking up in the morning can have its surprises, too. If the weather was extreme during the night, you might come downstairs to some destruction. Fallen fences, trees, and even roof tiles can cause significant stress. This is especially true if any of them have damaged your neighbor’s property. If your fence has fallen on their side, it’s essential you go round straight away and come to an agreement. But, we often don’t realize the issue until the silence of the morning. Plus, overnight, a fair amount of water has time to collect. So, as well as dealing with the drip itself, you’ll likely have to cope with the mess it’s made.

The first thing to do is find the source of the dripping. Once you’ve determined the severity, you could turn off the water valve and fix it yourself, or get a professional to do it for you. The good news is, many leaking pipes are easy enough to fix. Do some research online and consider whether this is an option. If you have any doubts, though, get someone who knows what they’re doing. But the actual moving day itself can play a huge role, too. A stress-free move isn’t impossible, however, and we’re going to look at problems that can get in the way of it.

Organising all your furniture and possessions can already be enough of a struggle, but if you’re doing it with a lot of unnecessary additions then it becomes even more burdensome. The best way to make packing and moving much easier is to give yourself less to work with. Long before you start packing, do an inventory of everything you own in the house. Moving home can be stress-free, but that doesn’t mean it’s guaranteed. Make sure you’re in the best possible condition to deal with the hassle of moving day. That means getting a full night’s sleep beforehand and keeping yourself fed and hydrated for the ordeal to come. It can be trying enough already, you don’t need to be tired and starving on top of the stress.

As you get older, it becomes clear that to really secure your future and live comfortably, one job might not be enough. Those with real financial smarts look for other ways to find income. A second-job is one of the most time and energy inefficient ways of doing it however and just isn’t healthy for most people. Could property be the answer you’ve been looking for, instead?

By far the most common thought when it comes using real estate as a source of income is to buy-to-let a property. It’s an industry as old as time and with more people turning to rental properties rather than buying homes straight-up, it’s a growing field with opportunities still out there for the taking. However, how profitable it is depends on how hands-on you are willing to be with it. You have responsibilities as a landlord that have to be fulfilled somehow. You can take care of maintenance, repair, advertising, and finding tenants yourself at little cost. Or you can choose to partner up with an agency that can do much of the heavy lifting for you. If you go down the latter route, make sure you get a thorough idea of how the agency works, not just in advertising, but the quality of tradesmen they use for repairs and so on.

You don’t have to rent out to private individuals, either. Depending on where you are and the increase in new business, you could make more money per square foot by renting out space to business owners, as well. There’s a new industry growing around this as well. If you’re willing to run the building like a business and be thoroughly involved in its upkeep, you could run your own co-working space. Many freelancers and small teams that can’t afford their own property will instead come together to share a single working space. As a property owner, it offers you a broader market to target instead of relying on one income source.

The final rental property we’re going to look at is the idea of buying a vacation home. Vacation homes are significantly higher value than most other kinds of property. In time, its worth will likely increase so you can always rely on the fact that you can sell it even if it isn’t making much of a return through rentals. As popular as vacation homes can be, after all, they are largely dependent on the calendar. Most will not make even a fraction of what they earn when it’s “in season” for tourism in that particular location. There are more ways to make money from a ranch than by raising livestock or planting crops, however. In general, don’t underestimate the value of land itself. When people think of real estate, they think of buildings, but sometimes the land can be significantly more valuable. Then there are other ways your land might be valuable such as logging offers if you own woodland or selling it to a real estate developer down the line. Of course, it’s not a good idea to buy land based on the speculation it might one day be valuable. It’s better to choose land that already has value, such as a ranch, with the knowledge that the volume of land might provide extra value down the line.

Flipping houses is a high-risk, high-reward way to invest in real estate. It’s all about purchasing homes at well below market price, developing them, and selling them for a significant profit. Becoming a real estate developer takes a lot of work, so it’s not likely to be a side-gig or an extra source of income as opposed to a particularly lucrative main source of income when you get it right. But you have to know not only how to add value to a property or negotiate. You have to know the market with pinpoint precision, being able to tell which markets are up-and-coming and which potential buyers they best appeal to and how to target them.

Most of the examples above demand that you think of real estate not like any other investment, but rather like an asset that you use as a tool to make money or that you improve before selling. However, another way of taking a hands-off, passive income approach to real estate is to use investment platforms like Realty Shares to join up with other investors and developers. Rather than being responsible for the property yourself, you use some knowledge of the market to choose the right investments, often providing capital to a developer, and hoping for a return. Some people see it as a riskier move to make yourself less responsible for the property, but it’s a good option for those who don’t want real estate to take up too much of their time.

There are a lot of ways to supplement or even get your base income from property. Renting might be the most commonly used option, but it’s not the only one. There comes a time in some people’s lives where they begin to think about buying a second home. There are so many wonderful things that come with having a second property and here’s some reasons that you should take a look at if buying a second home is something that’s in your mind.

One thing you will need to consider if renting out your properties is something you’d be doing, is the fact that you would need to ensure that they are both properly renovated, attractive, and livable for guests. Doing this will allow you to charge more for people staying in your homes; therefore making you more money. Another great reason to buy a second home is that you can choose a completely new location. Many people choose to buy homes abroad because it’s generally cheaper than where they live, and they can also enjoy the culture of a different country every time they decide to stay in their second home.

You don’t have to be an interior designer or a construction expert to know when your home needs a good makeover. There comes a point at which you can’t neglect the peeling wallpaper or horrendously tattered and dated couches in the living room. You might have been stubbornly making do for years but a home should feel cozy and welcoming; you shouldn’t have to make do. Even colors can achieve this effect; aim for a neutral palette to really open up rooms and make them feel more spacious and bright. Whilst aesthetic is very important for a home renovation, you mustn’t forget the practical objectives of the project. The goal is to make a home in which you can relax and feel comfortable. You need to strive for an elegant yet cozy aesthetic. Instead of leather couches which look great but feel cold and uncomfortable, you should opt for soft pillows, throws, and other furnishings which are colorful and attractive but cozy at the same time. Don’t neglect comfort for the sake of a nice interior design.

You may like to move up the ladder with your property and invest in bigger each time. However, while there are plenty of properties out there ready to be purchased that are more than suitable for the rental market, there are still a few guidelines that you need to follow. There will always be a lot of properties out there that you may want to consider investing in, but we can get a little hasty and excited by the prospect and forget to do the valuable research that should go along any property purchase. While there will always be a demand for affordable houses for rent, you will still need to make sure that your investment is going to stack up in the long-term. Think about the location you are buying in. Whether there are any improvement schemes or upcoming regeneration to the area. Think about what the prices are in the area, is their scope to expand your investment or make more profit in the future. Will you need to make any improvements to the property before you rent it out? Is it a livable space? These are all questions and observations you can make with extensive research online, which will enable you to make sure that the important decision you are about to make is the right one.

Do choose the right rental market for you

 

You may be surprised to read that there are a number of different rental markets to consider when buying a property. You could consider buying near universities or colleges where you can rent out to students for each school year. However, the research only just gets started with the purchase, as a landlord there are other things to consider. You need to ensure that you have the right contracts drawn up between you and your tenant. Or of you have an agent acting on your behalf, that you ensure that the contract you draw up is in your interests as well as the agents.

 

Do be open-minded with your choice of tenants

 

There are many schemes in which a tenant can take on a property. People can get help from government schemes as well as benefits to help them pay for their rent. Some landlords refuse to take any type of tenant other than a private renter, but this could be closing your market in regards to obtaining someone to rent in your property long-term. In some ways, someone receiving a benefit of some kind means that they may always be able to pay the rent. So you have to ask yourself whether it is worth being open-minded to different types of tenant circumstances.
