Five-step Location Guide for the Katipunan Freshman

Just passed the UPCAT, ACET, or MCAT? Congratulations! You’re probably excited to begin your college journey but unsure of what comes next. While going through high school was challenging, university is a whole new story. Before you become a certified Atenean, Iskolar ng Bayan, or Knoller, read on to get an idea on where to go.

Accommodations

Even before you’ve been to Katipunan, you’ve likely heard of the traffic situation. The Ateneo de Manila University and the University of the Philippines (UP) are two of the only universities where cars move as slowly as a turtle inside and outside the campus. Your best bet is getting a condo near Ateneo, which is great for space and freedom. You could also opt to stay inside the campus if you’re fine with sharing spaces with others. Since a 10-minute walk can turn into a 30-minute drive in the avenue, it’s best to walk to your destination over taking a car.

Study Spaces

Katipunan boasts of endless options for your cramming needs. There are several coffee shops and rooms with available plugs and free Wi-Fi. Your school of choice also offers study halls and libraries that you could maximize. Ateneo has the Rizal Library and Matteo Ricci Study Hall, while Miriam College offers the Innovation Center. If you’ve chosen to live in a condominium, it’s likely to offer a room for studying as well. Make the most of the various location choices and try them all. A study has found that alternating study spaces can help with retaining information.

Restaurants

Like every college student, you’ll likely feel overwhelmed with academic and extracurricular demands. After a long day in class, you wouldn’t want to stress about choosing where to eat. While you’re familiar with the fast-food staples, you should try out hidden gems along Katipunan. For vegans, there’s Green Light in the FBR Building and Go! Salads near Ateneo. Craving ramen and teriyaki? Roku is the place for you. But if you’re trying out only one Katipunan restaurant, it should be Sweet Inspiration.

Groceries

If you’re trying to save money or sick of take-out food, be sure to have a stock of food and other essentials at home. There are three main options for your snacking requirements. Robinsons Easymart is good for basics such as chips and toiletries. The Marketplace by Rustan’s has the most diverse offerings, from imported nuts to organic eggs. For fruits and vegetables, Savemore at Berkeley Residences is the place to go. Beyond these shops, there’s a Korean mart behind Regis Center where you can get your fill of fish-shaped ice cream and tteokbokki.

Laundry Shops

You can resolve your dirty laundry with several options while living away from home. You can either wash them by hand yourself, which is time-consuming and tiring. You can take your clothes to a laundry shop, but you run the risk of losing your items in the wash. Another alternative is going to a self-service laundry shop. You’ll save time and ensure that your clothes are complete, though you have to fold them yourself.

College is not a journey to be taken lightly. Expect to step outside of your comfort zone, especially if it will be your first time living alone. While you’re traveling the unknown, it’s best to find the places that work best for you and make a home away from home.

Ford Is Developing A Crazy New Cyclist Safety Technology

Cyclists are at high risk on the road and need to have their wits about them. Just like motorcyclists, they’re particularly prone to collisions, with little or no mitigation.

Now American car manufacturer Ford is developing a solution. It proposes to add an early warning system to cars that will tell drivers when a cyclist is approaching in their blind spot. Using some twenty or so cameras around the vehicle, the vehicle will be able to see where cyclists are at all times and then issue an alert. Ford’s idea at the moment is to make the wing mirrors and edges of their vehicles with strips of LEDs that will flash red when they detect an oncoming cyclist. Under the current plans, both the driver and the cyclist will be able to see the lights and hear an alarm sound. 

Ford’s new concept also deals with another common problem – opening car doors in the path of oncoming cyclists. Sensors on the vehicle will detect a cyclist approaching and prevent the person inside the car from opening the door until they pass. The hope is that the system will prevent people from inadvertently opening their doors in the path of a cyclist. 

More Respect On The Road

Ford’s plans, however, are about more than just reducing the number of accidents. They are also geared towards generating more respect on the road. The automaker hopes that the technology will help drivers and cyclists understand each other’s needs better. 

Currently, the company says, there’s a lack of understanding between the two groups. Drivers don’t want cyclists on the road and vice versa. Ford hopes that the new technology will help people to share the streets so that everyone can benefit. 

Ford Is Not The First To Have This Idea

Ford isn’t the first company in the world to trial this kind of technology. People have fitted some vehicles in the US with this technology already, especially on public transport where blind spots can be quite large. 

As technology changes, so too will the role of the car accident lawyer. As batteries become more versatile, we’re likely to see an explosion of transport options. Ebikes, for instance, will become much more common on the roads because of their low running costs and high performance. Legal professionals will need to take these new types of cases into account. 

Automakers such as Ford also need to respond by designing cars for this new environment. As the above example makes clear, driver error isn’t the only issue. Passenger oversight could also play a significant role too. Insurance companies need to factor this into their calculations in the future. 

When Is The New Tech Coming?

Ford hasn’t set a date for the release of the new technology yet. We’re still very much in the testing phase. The company, however, says that it will continue to develop the concept over the coming months and hopes to create a viable product. 

How exactly the vehicle will light up remains a matter for debate. Some designers imagine an emoji-style system where faces light upon the wing mirrors and doors to warn both drivers, passengers and cyclists of the danger.

Tesla Motors Is Going To Dominate In The 2020s. Get Ready

Just a couple of years ago, short-sellers like Jim Chanos were announcing that it was the end of Tesla. There hadn’t been a new, successful car company in the US for nearly one hundred years. And there certainly wasn’t going to be one based on the laughable concept of electric vehicles. 

Now though, it is Tesla founder Elon Musk who is rubbing his hands together with glee, with the short-sellers running from their positions with their tails between their legs. The enigmatic entrepreneur seems to have pulled off the impossible: create a profitable car company that people love.

The story of Tesla, however, doesn’t end with the company’s current $500-plus share price. Many analysts, including those who focus on disruptive change, think it could go to $5000 by the end of the 2020s, maybe more. 

Why is this? How can a “car company” increase in value so much over a decade? 

Elon Musk Holds All The Cards

The critical thing to understand about Tesla is that the company holds all the cards that it needs to create the most compelling automotive product that the world has ever seen. 

Consider first, the fact that Tesla makes all its own batteries. It’s not going to some third-party vendor who also sells cells to the rest of the automotive world. Instead, it makes them all itself, using proprietary technology that nobody else can access. It’s why the California-based firm can build cars that will drive more than 350 miles on a single charge while its competitors are struggling to get about 150. When it comes to batteries, it’s miles ahead of the game.

Now consider the company’s over-the-air updates. Teslas are the only cars in the world that get BETTER the longer you own them. All Tesla needs to do is create a new software package that adds features and drivers can immediately feel the benefits.

These updates can be practically anything. Most of the time, they’re improved driving assist features, but nothing is stopping Tesla from adding entertainment options, voice control, and other stuff that adds to drivers’ quality of life. 

Tesla is also a monopoly. It sounds strange to say given how many car companies that there are in the world, but bear with me. The company is the only firm in the world, producing luxury electric vehicles for the western market at scale. Traditional automakers aren’t there yet. More importantly, Tesla is a transportation solutions firm, not a car company in the old-fashioned sense. It’s more akin to Uber or Lyft, but with manufacturing facilities to make its own vehicles. 

If you find that hard to swallow, your perceptions will change over the coming decades. The best Tesla trip planner app won’t be the traditional rideshare companies; it’ll be for the company’s electric vehicles. And these won’t have human pilots. Tesla will create software that allows its cars to drive themselves, collect passengers, and form part of a massive fleet of vehicles, providing low-cost rides across the world. 

This feature of Tesla’s business model is the real genius of their entire operation. If they can perfect autonomous taxi technology, they don’t need customers willing to put $60,000 down on a vehicle. Instead, they just need people willing to pay $5 for a ride across town. Tesla will then be in a race to get cars on the road. If customers want to rent out their Teslas to the public and to share an income with Tesla, they can do that. If they’re not willing to use their cars while they’re idle, then Tesla will sell cars to itself and create an in-house fleet. This group of vehicles will then serve the general public, just as Uber and Lyft do today, but at a much lower cost. 

Autonomy Is The Real Game-Changer

Autonomous technology is the real game-changer for Tesla. Forget the engineering, battery tech, and electric drivetrain – the thing that is really going to make the difference to the company’s business model over the next ten years is the rise of cars that drive themselves. Tesla will be able to use this technology to produce vehicles that have intrinsic value before it even sells them to customers. Each car, the company estimates, will be able to generate a lifetime revenue of $300,000 in today’s terms. For the first time in history, a company will sell a vehicle that adds to its customers’ wealth. 

Think for a second, too, about how this will change the lending side of the equation. In typical situations, a person has to work to recoup the money that they borrow when they purchase a vehicle. Firms providing loans take on substantial risk. They need to ensure that the borrower pays back the loan faster than their car is depreciating to make sure that they don’t lose money if they have to repossess. 

The same is not true of a Tesla of the future. A lender knows that the car will continue to generate money as it goes forward. Even if the borrower can’t pay, the lender can take back ownership of the vehicle and use it to make money.

When you think about this fact, the economics of buying a Tesla starts to look a bit crazy. We could see a situation where people who hold capital buy as many Teslas as they can so they can benefit from the returns. Lenders could pay people to own Teslas, so long as they rent them out to the public. The possibilities are truly bizarre!

The Space Factor

The final part of the equation is Elon Musk’s other pet project: Spacex. SpaceX is going to become the biggest private company in the world over the next couple of decades, thanks to its Starlink effort. Global internet satellites will change communications across the globe. 

Tesla, however, will benefit from Spacex because vehicles will be able to get internet wherever they go on the planet, including rural locations. 

The electric car maker, therefore, is positioned to become the most valuable firm in the world — what a turnaround from a couple of years ago.

Here’s Why Ortigas Center is the New Buzz in Real Estate

Metro Manila, over the decades, has slowly but surely grown to be one of South East Asia’s bustling business hubs. The country’s unique location and diverse workforce have allowed it to birth and nurture both local companies and international corporations. So, it’s not surprising that Manila is steadily evolving to accommodate the new needs of a population composed of professionals, families, and even retirees.

The urban planning also ensures that most of the area is walkable with wide sidewalks, accessibility, and clear signages, making it easy for practically anyone to maneuver and find their way around.

Families and Opportunities

Considering that it is close to prominent highways and large-scale establishments, the city is still able to maintain a peaceful atmosphere, especially in the residential areas where families with even young children opt to live.

Although the busy streets of Ortigas Center are perfectly fit for the lifestyle of the working millennial market, the district has shown to be family-friendly with its schools, medical facilities, and areas that are either specifically geared towards families or simply open and enjoyable for citizens of all ages.

This active growth in community has led to staggering numbers, with demand for residential space growing. Statistics have shown that the development of new office spaces in the district will create even more movement in the workforce and create more demand for housing, with residential condos exceeding 50,000 units in presale and more unit owners putting their properties up for rent.

Land dedicated to office spaces has been shown to take upwards of 1.5 million square meters. This demand is up to par with other avenues such as hotel and leisure, showing that even tourists and visitors from other cities are making numbers for the city. Locally, data shows that “staycationers” take up a lot of demand for three and four-star hotels. With traveling millennials taking up more than half of the count for local travelers, budget hotels and hostels are also sustained. Even luxury spots remain at capacity because of the influx of travelers from consistent foreign markets such as South Korea, Japan, and the United States.

With that, it seems clear that Ortigas Center has truly solidified its place as one of the modern powerhouses in the region. This not only benefits the local economy and the government, but simply gives people more options for whatever they want – a new place to work, a different scene they’d like to try, or a place to call home.
